A renovation is one of the most expensive, disruptive things a homeowner does. It touches every trade, every council rule, and every dollar in the budget. When it goes wrong, it goes wrong expensively, and the stories are everywhere.
Buildline started in 2011 after a decade of building for other people. The founder watched too many projects blow out because the scope was never drawn properly, the price was never fixed, and the council pathway was never explained. The business was built around a simple idea: show the homeowner the plan, the price, and the permit pathway before the first wall moves.

We cover home extensions, full renovations, kitchens, bathrooms, decks, and commercial fitouts across the Tweed Coast & Northern Rivers. No travel surcharge within 40km of Chindera.

Fixed-price contracts
Every job is priced before the first wall moves. No open-ended time-and-materials, no provisional sums that quietly inflate.
Drawn plans at the quoting stage
We draw scaled plans and elevations before you sign. You see exactly what gets built, where, and how it connects to the existing home.
Council pathway explained upfront
DA or complying development, expected timeline, fees, and conditions. All explained before you commit, not discovered halfway through the build.
Written variations only
Nothing changes without a written variation order, a revised price, and your signed approval. No surprise invoices at the end.
We are not the cheapest builder on the Tweed Coast.
If you want the lowest price above everything else, we are not the right fit. If you want a fixed price, drawn plans, and a builder who explains the council process before you sign, we should talk.
We take on one or two projects at a time, not ten. That is how we stay on programme and on budget. We are the right fit for homeowners who want clarity and certainty, not the cheapest number.

What happens from first call to walk-through.
Site visit and scope
We visit the property, listen to what you want, measure the existing home, and identify constraints (setbacks, services, soil, flood overlays). No charge for the visit.
Drawn plans and fixed price
We draw scaled plans, price every line, map the council pathway, and present a fixed-price contract. You see the plan, the price, and the permit pathway before you commit.
Council approval and pre-construction
We lodge the DA or CDC, engage the engineer, the certifier, and any specialist consultants, and schedule the build start date once approval is in hand.
Build and handover
One crew builds to the signed plans, on the programmed dates, with progress updates at every milestone. Handover includes a defect walk, certificates, warranties, and a maintenance guide.
