What we walked into, and what we did.
The problem
A growing family had outgrown their three-bedroom brick home. The existing living area was small and disconnected from the kitchen. The owners wanted more space but did not want to move, and they needed council approval for the addition.
Our approach
We designed a 45m2 ground-floor extension that matched the existing roofline pitch and brick cladding. The new living area opens directly onto the kitchen and flows through bifold doors to the rear yard. We managed the DA through Tweed Shire Council and engaged the structural engineer at the scoping stage.
The result
The extension was completed on programme and on budget. The council planner commented that the addition reads as original. The owners gained a new living area, a study nook, and a direct connection to the rear garden.

Slab and footings
Excavation, formwork, steel, and pour. Engineer inspected before the pour.
- Wk 3 to 8
Frame, roof, and lock-up
Timber frame, roof sheeting, windows and doors installed. Brickwork commenced.
- Wk 9 to 14
Fit-out and handover
Internal lining, flooring, painting, bifold installation, landscaping, and defect walk.
